We fully appreciate the need for an FAQ's section, especially at the initial enquiry stage for a garden office, garden room or studio. However, the really informative and insightful questions, almost without exception are only exposed with a site survey and a meeting to discuss your exact needs.

Q: Do I Need Planning Permission for my Garden Office?

A: In most cases your garden office can be built within "permitted development rights". This is a collection of allowable developments that you can build onto, or in the gardens of, your domestic property. Q: Will my new INSITU garden office have to pass any building regulations?

A: Generally speaking no: We will give you specific advice when we meet you to carry out our free "no obligation" site survey. Our garden offices already meet or exceed most areas of building regulations but do not require formal applications and inspections by Building Control inspectors. Most extensions, large projects and commercial buildings will certainly require full building regulation conformity. Wherever building regulations are involved, we will ensure that all standards are met and certification is obtained.

Q: What if you are building in my back garden and there is limited access?

A: All INSITU Garden Offices are of a pre-fabricated construction and are flat packed in easily manageable modular panels, which can ( In many situations) even be carried through the house itself if required for installation in otherwise inaccessible rear gardens. Our free site survey will clarify how we overcome any individual challenges regarding access.

Q: Who will construct my garden office, room, studio, etc?

A: Our fully trained, professional and customer focused team will carry out the complete build with the minimum of disruption and with due care and attention. Our experienced installers understand the pride people have in their gardens and treat the site and access route with the respect they merite. On completion, your new room is cleaned, the area tidied and then you take possession of the keys and your new INSITU Garden Office is yours.

Q: How do I access internet and telephone services in my garden room?

A: Whenever possible, keep things simple and efficient by using a wireless router and a dual cordless dect phone. Alternatively we provide a full IT / Telecoms service to manage the provision of telephone and network cabling, subject to a full site survey.

Q: What is included in the price?

A: The INSITU Garden Office quoted prices INCLUDE VAT and the cost of the complete installation process. An additional cost for the power supply from the house to the garden room is provided within your quotation, alternatively you can contract your own electrician to make the connection. Your final price includes any agreed optional extras such as blinds, decking etc and is the price you pay for your finished project. There are no hidden costs.

Q: What kind of return can I expect on my garden office investment?

A: The current housing market has made many home improvements the preferred route for many owners. Because we only build to very high standards, and then fully guarantee our products, you can rest assured that all of our projects will be viewed very favourably by purchasers.

Q: What warranty do I have with my INSITU office building?

A: All our buildings have an industry standard, ten year insurance backed warranty, with the roof membrane guaranteed for 50 years. 

Q: How long does the process take?

A: Some projects are more challenging than others, however in every case we will not forsake quality for speed. we also don't like to waste a moment and will project manage your work to become the most efficient and straightforward process that we can. For a typical garden room the lead time is 4 to 6 weeks with a completed on site build time of between 1 and 2 weeks depending on the size of building.

Projects involving planning and building control applications will take a little longer but we will always endeavour to give you a clear indication of time scale, and then stick to it.

Q: What can I use a detached garden room for?

A: Whilst we specialise in home office use, the possibilities are endless!  Art Studio, Garden Studio, Hobbies Room, gym and relaxation room are just some of our previous client's requirements. Whatever your immediate need we're confident that your INSITU garden office can meet your requirements whilst always offering full flexibility for change in the future.

Q: Are there any finance options available to me to buy my garden office?
